PROCESS TO OBTAIN MATERIAL CHANGE OF USE

Note: Steps 1, 2 & 3 relate to Material Change of Use. Steps 4, 5 and 6 relate to Building and Plumbing

1. Apply for Material Change of Use for anything other than a house. Fill out Part A & D Application and submit concept plans showing elevations and location on land with driveways, parking, bin storage, storage per flat, landscaping (an application will not be accepted without architectural concept plans and the application paid and filled in full).

• Material Change of Use Costs;

Industrial and Commercial = $910.00 + $7.00 per m2 gross floor area

Duplex, Triplex, Multi-Units = $1300.00 + $260.00 per unit.

Accommodation Building = $800.00 + $50.00 per unit or room

Advertising sign = $600.00

Community & Special Use = Up to 1ha $1950.00

Over 1ha $1950.00 + $310.00 per ha.

Shops = 0m2 – 200m2 of TUA* $600.00

210m2 – 600m2 of TUA* $1200.00

Over 601m2 of TUA* $2000.00

Showroom = 0 - 100m2 $600.00

101-1000 m2 $800-00

Over 1001 $1200.00

Caretaker = $600.00

Recreation & Open Space = 600.00

2.  Within 14 days of receiving and paying for the application the applicant will erect a public notification board on site, and advertise in the local paper. Furthermore, the applicant must notify in writing all adjoining property owners (a draft letter will be supplied by Town Office).

3.  Public Notification period is a minimum of 15 working days. If no objections are received then the Town Planner will draw up the list of conditions for the applicant to accept.

• Allow 10 days to receive conditions.If objections are received then the WTC will have to meet to consider the objections. Allow 5 working days on top of the 14 days above.

4.  With objections considered and conditions accepted, then fill out Part B & C (Building & Plumbing Application) and submit full Engineer Certified Structural Plans with the application and pay the application fee. Allow 3 working days for approval.

Building Fees for Industrial, Commercial (Shops, Accommodation) works;

$3.20 per m2 for Total living area

$2.50 per m2 for Carports and Verandahs

$150.00 for Storage up to 10m2

$ 255.00 for Storage 10-20m2

$390.00.00 for Storage over 20m2

$187.00 for Sewer Connection

$55.00 per fixture for Plumbing

$255.00 per inground pool

$180.00 per above ground pool

• Water Meter up to 20mm is free.

25mm Duplex meter will cost $1150.00

32mm Triplex meter will cost $1300.00

40mm over 3 flats meter will cost $1400.00

50mm , on request

5.   Inspections will occur at the following stages, 24 hours notice is required prior to inspection.

• Prior to pouring footings or slab

• Prior to pouring bon beams

• Prior to backfilling sewer lines and releasing water test

• Prior to cladding of walls and ceiling

• On completion.

6.   A final inspection notice will be issued prior to occupation of premises.
